Overcome 5 Common Myths About Home Staging

Yes, I snapped this picture out on a home staging consultation the other day! The real estate agent made the appointment and paid for the service because he knew the home wouldn’t sell in it’s current state.
This was the master bedroom located on East 84th Street in New York City and the agent was correct this home was in dire need of some updating, however, the seller was hesitant to use a home stager.

I explained to the seller the benefits of home staging, provided home staging statistics and gave her my advice on how to instantly make this room stand out. Want to hear it?

  • Paint the Room a Brighter Neutral
  • Get New Bedding (Nix the grandma comforter)
  • Put Away the Clothes Piled Up in the Corner
  • Add a Large Piece of Art Over the Bed
  • Add More Pillows to the Bed Including Throw Pillows
  • Add Table Lamps on Nightstands
  • Add a Clock, Books, Plants and Photograph to Nightstands

Do you know what the seller said, “why can’t a buyer see past my stuff?” What! What! Why do sellers always think someone will buy a home in it’s current condition like this one pictured above? I think for the most part some sellers remain unconvinced of the importance of home staging due to lack of education, some common myths and misconceptions.

Despite my efforts to try and educate the seller and overcome her fears about home staging, she declined our proposal to help prepare her home for sale. It’s so frustrating when a seller resists help because they believe their home will sell “as-is.”

Needless to say, her listing expired without much buyer traffic, she re-listed once again not changing her selling tactics and finally sold her home a year later. Why put yourself through that much stress having your home on the market for a long period of time, putting your life on hold as you wait for a buyer to see a diamond in the ruff?
