Home Staging Costs

by | Mar 5, 2014 | Home | 0 comments

You know sellers and real estate agents are always asking me how much does home staging cost? Or can you give me an estimate on this space? Home staging doesn’t have to always be expensive, it just depends on the lifestyle you’re trying to obtain and what is already in the home you can work with.

Every home is unique, so the cost of home staging is going to vary depending on what the home needs to be show ready…is it vacant?

Then you will need to rent furniture and accessories. Is it outdated? Then you are going to need vendors like a contractor or paint to come in and make repairs. Do you just need to declutter or rearrange furniture? Then maybe you only need a stager for a few hours.

On average, home staging can cost anywhere from 1 to 3 percent of the sales price depending on the condition of the home. So on a $500,000 home the staging could cost about 5000 dollars.

Now you may be saying tori I’m selling my house because I need money, so I have no money to prepare my home for sale. If I had a dollar for every client who said they had no money. I’d have a lot of dollars. I know home staging is an added cost, but it’s also an added value not only to your bottom line, but your marketing budget.

If you think that carpet is too expensive to replace or updating the kitchen wont affect your bottom line, you’re sadly mistaken. And here is why? If buyers think your home needs major improvements before they can move in they’re going to give you a lowball offer if an offer at all. So avoid this by making the necessary repairs and preparations and in most cases you wont only get a return on your investment but you may get even more money than you were expecting.

Now I mentioned home staging doesn’t have to be expensive, and it really doesn’t.

We’ve had several clients take advantage of our camera-ready service for owner occupied homes. This service is when we enter the home up to 2 hours prior to when the photographer arrives to take photos and we stage the main areas of the living spaces, so you have amazing marketing pictures. We use what is already in the home and in some cases will bring in key pieces to stage the space.

Just by using what we had we were able to rearrange and declutter this kitchen, formal living room and dining room, his study and family room, even his bedroom. The transformation of these rooms is amazing and the cost of this service starts at 350 dollars. Not bad to get a staged home in a matter or hours with marketable photos to add to your listing.

If you’re selling your home and need help preparing it for sale, I urge you to take advantage of our camera-ready service…and for all those real estate agents out there this service is a great way to add value to your listing presentations and get amazing photographs to market. And we all know more than 90-percent of home buyers start their searches online, are you going to be added to there must see list?
