Home Staging the Fools of Real Estate

Happy home staging April Fool’s Day! If you’re selling your home avoid becoming a fool of your real estate transaction by taking a cue from the quotes of these wise men. Thomas Fuller once said, “a fool’s paradise is a wise man’s hell.” This is true among sellers who can’t face the reality that others may see things differently. If you have cluttered rooms, home repairs or even a bold paint color on your wall buyers may not see the potential your home has. Just because you think your home looks great doesn’t mean a buyer will. So prepare your home for sale with a buyer in mind. Another man Thomas Tusser believed, “a fool and his money are soon to be departed.” Sellers can save money by using a home stager. You have to spend money to make money. Rather than part from your cash have a strategic plan […]

Home Staging Color Trend Green and Gold

Happy Home Staging  St. Patrick’s Day, in the spirit of this festive occasion I wanted to talk to you about two color trend this year, both of which are important to the luck of the Irish….green and gold. Emerald green was last year’s (2013) pantone color of the year and it’s an easily accessible color out on store shelves. This is a cool color trend that can give off a tranquil feeling in your space. Emerald represents wealth, prosperity and luxury, so why not add this color to this space? I think it naturally works well with other colors that evoke the same air of richness and elegance. Many other jewel tones mix well with emerald green, but in particular I love this color with deep blues and shimmery gold. Speaking of gold, gleaming, glittering, and totally glamorous, this precious color adds sparkle to any setting. You can find it just […]

I come across many who have not fully embraced the concept of home staging, mostly because they have failed to see the value behind preparing your home for sale. So, here goes I’m about to show you the value. It’s a proven fact that preparing and showcasing your home for maximum buyer appeal will get your home sold faster and in most cases for more money. We’ve talked about my company’s statistics that we sell homes 78-percent faster once staged. But, I wanted to share with you national statistics from the Real Estate Staging Association in 2012 they studied 89 homes and found they sat on the market unstaged for 166 days. They were then staged and sold on average […]

Home Staging Costs

You know sellers and real estate agents are always asking me how much does home staging cost? Or can you give me an estimate on this space? Home staging doesn’t have to always be expensive, it just depends on the lifestyle you’re trying to obtain and what is already in the home you can work with. Every home is unique, so the cost of home staging is going to vary depending on what the home needs to be show ready…is it vacant? Then you will need to rent furniture and accessories. Is it outdated? Then you are going to need vendors like a contractor or paint to come in and make repairs. Do you just need to declutter or rearrange furniture? Then maybe you only need a stager for a few hours. On average, home staging can cost anywhere from 1 to 3 percent of the sales price depending on […]

Home Staging: Sex, Dating and Real Estate Staging

Have a listing that’s pet-friendly? How about one that’s so private the homeowner can walk around naked? Maybe your listing is located in the heart of a fabulous party scene or has a unique selling feature like a luxurious soaking tub, culinary kitchen or indoor pool? As the saying goes, sex sells. Sex today is used to market just about everything even if it has nothing to do with those three little letters S-E-X. Some real estate agents are using suggestive situations to enhance their listings while on the market with sexy listing photographs and video tours. From the shower to the bedroom, Realtors are going above and beyond dressing the home to recreate a lifestyle by using models to bring attention to a home’s one of a kind feature. Adding models to enhance a particular lifestyle is a new high-end form of home staging. Home staging is the act […]
