Once you decide to sell your home, it’s important to pack away a few personal items, so buyers can easily imagine the home as their own. Some items you should consider removing during an open house include: family photos, memorabilia, personal keepsakes, collectibles and hobbies that won’t reflect the buyer’s interests. Another thing to consider is tone down heavily-themed rooms into more neutral spaces that won’t offend or distract buyers.

Buyers will decide within seconds if they want to continue to tour a home or not, just by looking at the home’s curb appeal and entryway. Spend some time sprucing up the front yard by cutting the grass and overgrown greenery. Paint your front door a contrasting color to your home’s exterior to focus buyer’s eyes inside. Add a quaint seating area and potted flowers near the door to welcome buyers in. Once inside, create a welcoming and open foyer by opening windows and removing utility items- like shoe racks, key holders and coats. Also, consider repainting the walls in the entryway to refresh the first room buyers will see.

Who is going to be buying your home? Do you know? Do some research in your neighborhood and see who lives there, who’s moving in and what stores are popping up. Are your buyers looking to move into the school district? Then consider adding kid-friendly areas in your home. Have a flyer about the information on the local school district. Maybe your home is perfect for a bachelor or young couples? Share with them the neighborhoods amazing restaurants, bars and attractions that will endorse the lifestyle your buyers will want to lead. Remember the more your buyers feel at home, the eager they will be to make an offer.

Nothing sends a buyer packing quicker than a bad smell. When you’re on the market getting rid of kitchen odors, pet smells and garbage stank is a MUST. Showings can happen at a moments notice and you need to have a clean fresh smell, so avoid cooking fish and strong spices that cause odors to linger. Stop smoking in your home while on the market and tackle pet smells by removing the source of the odor, rather than masking it.
