How to Arrange Furniture to Maximize Space When Staging a Home

An important step in the staging process is maximizing space by arranging the furniture properly. A great arrangement will help buyers see a room’s potential and flow as they walk through the space with ease. Check out how we changed the look of this 1-bedroom apartment in the West Village by rearranging the furniture and adding a few key pieces to create a cohesive feel that got this property SOLD in record time. One of the apartment’s major flaws that the Realtor and I both agreed on was the furniture in the living areas was not inspiring a certain lifestyle. We wanted to avoid overwhelming the room with furniture, so we used a combination of the owner’s current pieces while incorporating some rental furnishings into the space. What We Did… Prior to home staging the only furniture in the living room was a futon and an Ikea coffee table. The […]

Home Staging Refines Targeting Buyers During a Sale

Just like casting a net when you go out to fish, Realtors use a wide-range of marketing techniques to attract the majority, but are they using the right bait to lure in that perfect sale and target buyers? Chances are no. Open houses, website campaigns and newspaper ads can be a waste of time and money in this economy, if you’re not targeting the right buyer. A home in an older community on Long Island is going to attract a different buyer than one looking at a condo on the Upper West Side. So, how can you determine a target buyer? Fact: Demographics vs. Psychographics First look at the demographic profile, who is living in that neighborhood, what stores are in the area, can a home seller provide any clues, and why would someone buy the product (in this case a home)? By determining one or two types of buyers, […]

Decorating with Color: My Home Color Schemes

How do you make a house flow from one room to another? With color of course. Choosing a color scheme in advance will create a cohesive feel that makes sense but will elevate those stressful decorating choices, especially if you’re planning on selling your home. Ever wonder why a model home feels so good? Yes, they have no clutter and look far from lived in, but the main reason they feel warm and welcoming is the house’s color palette that is carried throughout the property. By using a limited number of colors through the space in different ways, the home will flow from one room to the next by connecting each space with color. So, how do you create a whole color scheme for a home? I followed this method when choosing new colors for our home after Superstorm Sandy. Start by picking 3-5 colors for your palette (this could […]

Neutral Paint Colors | Choose Color & Sheen for Walls

Neutral paint colors are a fool-proof way to add color and dimension to a room without over powering the space. Neutrals will never go out of style, because they’re timeless, making them a go-to choice when updating your walls and decor. This color palette is especially used in home staging to help highlight the best features in a home without distracting buyers with a bold red or dark blue –maximizing the home’s potential and square footage. We’ve all been there.  We pick a paint color for our home only to find that once we get it on the wall it’s not what we had in mind. Not all neutrals are created equal, where did you go wrong? More on that in a moment. But first, be sure to test a color in the room firs using small swatches to see how the color will interact with the room’s lighting. Paint colors look completely […]

New Statistics Prove Home Staging Pays Off When Selling a Property

Home staging gains traction among real estate agents as a secret weapon in the selling process, with 62 percent of Realtors® saying they believe home staging helps decrease the amount of time a property stays on the market according to a new survey from the National Association of Realtors. The NAR’s 2017 Profile of Home Staging found that while more than half of Realtors® surveyed reveal home staging decreases the amount of time on the market, sixteen percent of agents said staging increases the time on market and 8 percent said it has no real impact, which suggests there is still more work to be done by home stagers to educate agents and sellers on the importance of preparing a property properly. Overcome Objections As a home stager since 2009, I’ve found the resistance of taking the extra step to staging a home — includes misbeliefs on staging costs to a seller’s blindsided reality […]
