You know sellers and real estate agents are always asking me how much does home staging cost? Or can you give me an estimate on this space? Staging a home doesn’t have to always be expensive, it just depends on the lifestyle you’re trying to obtain and what is already in the home you can work with.
Every home is unique, so the cost of home staging is going to vary depending on what the home needs to be show ready…is it vacant? Then you’ll need to rent furniture and accessories. Is it outdated? Then you’re going to need vendors like a contractor or painter to come in and make necessary repairs. Do you just need to declutter or rearrange furniture? Then maybe you just need to schedule some time to roll up those sleeves and get to work.
On average, staging a home can cost anywhere from 1 to 3 percent of the sales price depending on the condition of the home. So on a $500,000 home the staging could cost about 5000 dollars. Cheap Tip # 1 Staging a Home: Declutter

Start by decluttering your home, toss items you no longer need and get creative with storage solutions to organize your cabinets, drawers and closets.

Sticking with the decluttering theme, pack away items you will not immediately need over the next few months. An example of this is seasonal clothing. Also, pack up personal items like photos and collections to enhance space. Listen you’re moving anyway so why not start packing?

Cheap Tip # 3 Staging a Home: Make It Sparkle

Giving your entire house a wash from top down so it sparkles is a must when preparing a home for sale, yes it’s labor intensive, but it’s inexpensive. It’s important to take 10 minutes each night before you go to bed, to quickly pick up anything lying around the home, do the dishes, wipe down countertops and take out the trash. This way when you wake up in the morning, you start off with a clean home, that can easily been shown in a moments notice.

Cheap Tip # 4 Staging a Home: Complete Small Repairs

If you have small repair projects around the home, it’s a wise idea to complete them before going on the market to avoid buyers nit-picking at the price. If you think that carpet is too expensive to replace or re-chaulking the bathroom won’t affect your bottom line, you’re sadly mistaken. And here is why? If buyers think your home needs repairs before they can move in they’re going to give you a lowball offer if an offer at all. So avoid this by making the necessary repairs and preparations and in most cases you wont only get a return on your investment, but you may get even more money than you were expecting.

Cheap Tip # 5 Staging a Home: Slap a Coat of Paint On It

Painting is also an affordable way to change the entire look of a room and make the home look fresh and clean. Try repainting your ceiling or walls, maybe even your wood or concrete floor. You can update furniture with paint, countertops and appliances, even light fixtures.

Another simple solution is to reuse what you already have in the home and play with rearranging furnishings that maximizes square footage and improves traffic patterns. Don’t be afraid to move items around the room, use items from other rooms or remove unnecessary items that don’t work with the space or make the room look cluttered.

Cheap Tip # 7 Staging a Home: Spruce Up the Front Door

Last, but not least spruce up your curb appeal at the door. Consider painting the door, add some seasonal flowers, a new mat and a wreath to welcome buyers into your home. Remember the first impression is a lasting impression, so make sure you have show-stopping curb appeal, even during the winter months.
