{"id":1521,"date":"2015-03-02T18:59:28","date_gmt":"2015-03-02T18:59:28","guid":{"rendered":"http:\/\/www.apartmentstagingny.com\/?p=1521"},"modified":"2015-03-02T18:59:28","modified_gmt":"2015-03-02T18:59:28","slug":"homestagingbiddingwars","status":"publish","type":"post","link":"https:\/\/toritoth.com\/new\/homestagingbiddingwars\/","title":{"rendered":"Home Staging Creates Bidding Wars"},"content":{"rendered":"<p>As one of the hottest times to sell your home reaches on the calendar&#8230;many experts suggest bidding wars could become a trend this spring. \u00a0A bidding war happens when prices rises and supply or the number of homes on the market are low, there is not enough homes for those looking to buy.<br \/>\nAccording to <a title=\"NAR Report\" href=\"http:\/\/www.realtor.org\/news-releases\/2015\/02\/home-price-growth-slightly-accelerates-in-fourth-quarter-of-2014\" target=\"_blank\" rel=\"noopener noreferrer\">a recent report from The National Association of Realtors,<\/a> the average supply of available homes for sale is 4.9 months, while in a normal market there is usually a 6 to 7 month supply. That&#8217;s\u00a0proof demand is growing faster than supply. So, how can a seller take advantage of this and potentially find themselves on the best side of a biding war?<br \/>\nWell, yes you should be priced right, but buyers don&#8217;t necessarily fall in love with a home because of price, usually its that feeling inside when they see that house, a house they connect to, that makes them scream yes, this is it!!\u00a0To create that butterflies in the stomach, lighter than air, jump for joy feeling you need to stage your home with the buyer in mind.<br \/>\nHow do you do that?<br \/>\n<strong>1) You need to focus your perceptions on the buyer.\u00a0<\/strong>What would they want to see in their dream home? Clutter? Dirt? Dark spaces? If you have these issues in your home then guess what it&#8217;s time to stage, <a title=\"My Youtube Channel\" href=\"https:\/\/www.youtube.com\/channel\/UCHQyec8e4yzxje5N2DfogHw\" target=\"_blank\" rel=\"noopener noreferrer\">and you can find videos on these exact problems on our youtube channel.<\/a> Remember, when a home shows well it will get more attention and more eyeballs which means more offers and potential war on your home.<br \/>\n<strong>2) To think like your potential buyer you must research who that person could be.<\/strong> What age are they? Are they married? Do they have kids? Do they play golf or football? Where do they like to shop? What&#8217;s there profession? Figure out what makes them tick just by researching the people living in your own neighborhood. A buyer makes a decision based on a previous experience or emotion. Maybe you have a lot of first time homebuyers entering your neighborhood, they are couples starting out migrating from a city for more space to entertain. In this example then you need to dress up entertaining rooms to appeal to them. For instance, set the formal dining room table to show where they can offer not only good food, but fun to guests that will appreciate their hospitality and make the potential buyer feel like they belong, loved and above all pride themselves on being a hostess with the mostest.<br \/>\nWant real proof that home staging can start a bidding war,\u00a0Stylish Stagers, Inc. recently came across a similar win-win situation with a homeowner in the West Village of Manhattan. Monica P., the owner, had been on the market for eight months without any buyer interest, she actually got so discouraged she began renting out the home. The homeowner decided to re-list with another agent, who recommended home staging and to increase the price to $600,000.<\/p>\n<p style=\"text-align: center;\"><a href=\"http:\/\/toritoth.com\/wp-content\/uploads\/2015\/03\/Photo-31.jpg\"><img loading=\"lazy\" class=\"aligncenter size-medium wp-image-1525\" alt=\"Photo 3\" src=\"http:\/\/toritoth.com\/wp-content\/uploads\/2015\/03\/Photo-3-300x1801.jpg\" width=\"300\" height=\"180\" \/><\/a><\/p>\n<p>We staged the entire space quickly on a Thursday, focusing on the living room and bedroom by bringing in furniture and accessories that influenced the potential buyer\u2019s lifestyle. That same day the photographer came with the real estate agent and took photos. The Realtor then marketed the home for an upcoming open house happening that Sunday. By Monday, he had multiple offers to share with his client, who chose to accept a higher offer at $645,000. So, for less than $5,000 we got to stage the apartment, the Realtor was able to make a quick sale and the seller was able to move on after eight months with more money in just a few days.
