But, it&#8217;s the amount of time people spend house dreaming that is shocking.\u00a0<\/span><br \/>\n<img loading=\"lazy\" class=\"aligncenter size-full wp-image-3890\" src=\"http:\/\/toritoth.com\/wp-content\/uploads\/2016\/08\/3-25.jpg\" alt=\"online home search\" width=\"560\" height=\"315\" \/><\/p>\n<div id=\"module-position-PQb7S9e_b_c\" class=\"story-asset story-metadata-asset\"><span style=\"color: #000000;\">Google found that people on\u00a0average spend 55 minutes per visit to real\u00a0estate apps.\u00a0That figure is\u00a0based on 1,000\u00a0interviews, dozens of surveys and many hours of behavioral tracking.\u00a0<\/span><\/div>\n<p>&nbsp;<\/p>\n<div class=\"story-asset story-metadata-asset\"><\/div>\n<div class=\"story-asset story-metadata-asset\"><span style=\"color: #000000;\">John Thornton, a partner in Google\u2019s real estate business\u00a0spoke\u00a0at Inman Connect conference in San Francisco saying,\u00a0\u201ccustomers roll over in the morning and start looking at real estate listings (on their phone).\u201d This habit appears to have people open to the idea of taking on the American dream and purchasing a home.<\/span><\/div>\n<p class=\"\"><img loading=\"lazy\" class=\"aligncenter size-full wp-image-3894\" src=\"http:\/\/toritoth.com\/wp-content\/uploads\/2016\/08\/Untitled-design-60.jpg\" alt=\"online home shopping\" width=\"560\" height=\"315\" \/><\/p>\n<h3><strong><span style=\"color: #000000;\">Online Home Search Facts<\/span><\/strong><\/h3>\n<div class=\"\">\n<ul class=\"\">\n<li class=\"\"><span style=\"color: #000000;\">About 69 percent of the people Google surveyed\u00a0said \u201cshopping for real estate was fun\u201d on their phone and online.<\/span><\/li>\n<li class=\"\"><span style=\"color: #000000;\">So fun, that 64 percent kept checking out houses and home values after they purchased a home.<\/span><\/li>\n<li class=\"\"><span style=\"color: #000000;\">People start searching real estate sites an average of three years before they buy, says Google.<\/span><\/li>\n<li class=\"\"><span style=\"color: #000000;\">Only one in five folks checking out real estate apps and websites are actually in the market to buy a home.<\/span><\/li>\n<\/ul>\n<\/div>\n<p class=\"\"><span style=\"color: #000000;\">National Association of Realtors did point out that the excitement over online real estate searches and\u00a0time spent surfing doesn\u2019t mean all those people are trying to buy or sell homes without agents.<\/span><\/p>\n<p><img loading=\"lazy\" class=\"aligncenter size-full wp-image-3895\" src=\"http:\/\/toritoth.com\/wp-content\/uploads\/2016\/08\/Untitled-design-61.jpg\" alt=\"consumer online home\" width=\"560\" height=\"315\" \/><\/p>\n<h3><span style=\"color: #000000;\"><strong>Stopping Online Consumers In Their Tracks<\/strong><\/span><\/h3>\n<p><span style=\"color: #000000;\">More than 90 percent of home buyers start their search online. How will your home or listings stand out amongst neighboring competition? It&#8217;s important to stage each room and create show-worthy photos of course. The Google findings confirm home buyers are ONLINE shopping for houses and no longer going door to door searching for the perfect place. People like to look at and fantasize about living in beautiful spaces and that&#8217;s why it&#8217;s important to stage your home than market it with pictures.<\/span><br \/>\n<span style=\"color: #000000;\">All you have to do is search the Multiple Listing Services or one of the popular real estate apps to discover people do not put enough time and effort into these photos. Here are some photos tips to increase the chances of getting your home noticed online:<\/span><\/p>\n<h3><strong><span style=\"color: #000000;\">More, More, More\u00a0<\/span><\/strong><\/h3>\n<p><span style=\"color: #000000;\">You can never have enough photos of a product when it comes time to sell online, so feel free to snap away! \u00a0Stand in every corner of the room and take snap a shot.\u00a0 Don&#8217;t simply stand there and shoot, get low or high (on stairs or chair) in order to produce a more interesting picture that draws the buyer\u2019s eye.<\/span><\/p>\n<h3><span style=\"color: #000000;\"><strong>Light It Up\u00a0<\/strong><\/span><\/h3>\n<p><span style=\"color: #000000;\">Every light in the room must be on and your blinds or drapes should be open! Check out the image above do you see how bright the image is it has natural light, as well as artificial light to set the mood.\u00a0Avoid backlighting\u00a0too.\u00a0\u00a0Make sure the light from windows is coming from the side or behind you to avoid glare.\u00a0 This tip is critical and most often the one we see people not following.<\/span><\/p>\n<h3><span style=\"color: #000000;\"><strong>Forget the Flash<\/strong>\u00a0<\/span><\/h3>\n<p><span style=\"color: #000000;\"> Take a shot with the flash but ALWAYS take one without the flash. The flash adds a hard light quality whereas removing the flash forces your camera to draw in as much natural and artificial light adding a warm, comfortable glow.\u00a0 REMEMBER &#8211; You must have a steady hand or it will be blurry without using the flash.<\/span><\/p>\n<h3><span style=\"color: #000000;\"><strong>Review Every Shot<\/strong>\u00a0<\/span><\/h3>\n<p><span style=\"color: #000000;\">Check out the shot in the viewfinder after it has been taken to make sure it&#8217;s perfect.\u00a0 A camera sees quite differently than us!\u00a0 So many times you will catch things in the photo\u00a0that you wouldn&#8217;t have noticed otherwise.<\/span><\/p>\n<h3><span style=\"color: #000000;\"><strong>Don&#8217;t Center Everything<\/strong>\u00a0<\/span><\/h3>\n<p><span style=\"color: #000000;\">Create interest by positioning focal points to the left or right. A focal point can be a couch, fireplace or even a bed. By shooting off center you&#8217;re getting an angle that can help make the entire room look larger, which is what we want because buyers are buying square footage not your stuff.<\/span><\/p>\n<h3><span style=\"color: #000000;\"><strong>Shoot for Magic Hours<\/strong>\u00a0<\/span><\/h3>\n<p><span style=\"color: #000000;\">There are two ideal times to shoot your photos. An hour or two after the sun rises and before it sets is when the light is its softest, warmest and most flattering.<\/span><\/p>\n<h3><span style=\"color: #000000;\"><strong>It&#8217;s In The Details<\/strong>\u00a0<\/span><\/h3>\n<p><span style=\"color: #000000;\"> Look at every detail and photograph some of the emotional connection points in each room so buyers feel the lifestyle of the space in the photo. Also, don&#8217;t forget to shoot from different vantage points\u00a0by squatting low or climbing the stairs to take a variety of shots from different angles.<\/span><\/p>\n<h3><span style=\"color: #000000;\"><strong>Touch It Up<\/strong>\u00a0<\/span><\/h3>\n<p><span style=\"color: #000000;\">Finally, put your photos through a program like <span style=\"color: #008080;\"><a style=\"color: #008080;\" href=\"http:\/\/www.canva.com\">Canva.com<\/a><\/span>\u00a0 to put the finishing touches on your photos.
